Description
The top part of the building comprising the living area, kitchen-bar and deck, plus master and second bedroom is an airy pavilion encompassing 270 degrees ocean views and magnificent forest landscape. The narrow lap pool flank the whole length of the living-master suite elevation. The ground floor houses the other two double bedrooms, which are connected to the living area thanks to an outdoor wooden staircase, that also permits access to the lower garden. Private stone and succulents gardens open to the front of each of the 3 bedrooms.
Architecture

“Thoroughly modern!” is the first thing that comes to mind when visiting this newly completed 4 bedroom residence located in the Bukit southern coast.

A beautiful natural scenery surrounds it, with 270° ocean views, mature forest on all sides and carefully arranged lush tropical gardens. This house has been designed as a private tropical retreat and built with quality in mind and precise attention to detail. Privacy and seclusion convey a serene resort feeling, enjoyed throughout the day and in the evenings, when strategic lighting creates spectacular effects. It is arranged on two levels. The entry is located on the upper floor and access directly to an open plan living - dining - kitchen area, cleverly articulated on a split level to allow all areas an interrupted view of the outside landscape. Modern designer furniture and custom joinery units have been used to create a refined and subtly luxurious ambience. The cozy and inviting living area features sofas and lounge chair upholstered in suede. A solid timber dining table accommodating up to eight seats is positioned along a textured wall of Indian slate.

The 13 mt. saltwater lap pool runs closely to the living area and his vanishing edge reflects the distant vistas. A large open air deck fitted with a square glass dining table and four outdoor sofa seating is sheltered by a modern triangular canopy, stretched between stainless steel poles.
The master bedroom, with a study and en-suite, opens fully to the ocean and forest views, thanks to floor-to-ceiling frameless glass sliding doors, that also allow the constant breeze to cross-circulate air through the house. Connected to the living area with an hallway lined in full length mirror and glass panels, a second double bedroom, also with en-suite, enjoys a private garden setting. A powder room and a laundry room are also located on this level. Two more double bedrooms are located in the lower level, accessed via an outdoor staircase in the garden.

Both features, similarly to the upstairs ones, bamboo flooring parquet, frameless glass sliding doors and large expanse of floor-to-ceiling mirrors. The ceiling of the all areas is done in plasterboard with a texture render Manicured lawns surround the house and several large pandanus, native of this area, yuccas, agaves and horsetail grass complete the lush, yet minimalistic landscaping. The roof of the private double carport is planted with a lawn, maximizing the space.
This villa beautifully captures the essence of open plan living in a tropical island, and will afford its inhabitants an understated level of elegance, luxury and comfort. Besides the enjoyment of this spectacular natural setting, solidity, durability and ease of maintenance were among the factors considered in this development by bali-based Landi Design Inc., a practice specialized in custom residential architecture.

Reservation Policy :

Reservations and Payments
After we receive your booking request we will issue a confirmation of reservation. Within seven working days from the issuance of the confirmation of the reservation we must receive the 50% of the total accommodation amount, to guarantee that reservation.
Payments are to be made in US$ via Electronic or Telegraphic Transfer.
The balance of 50% has to be settled by cash or credit card upon arrival. Additional expenses for services may be settled by cash or credit card, prior departure.
We accept Visa, Mastercard and American Express.

Change of booking
We will apply an administration fee of US$75 for any change of dates (for same number of nights originally booked, or longer) after a confirmation of reservation has been issued. Acceptance of any change is subject to villa availability and should be.

Cancellation charges
Cancellation fees will be applied as follows:
Full refund less US$ 75 administration fee for bookings
- cancelled up to 30 days before arrival in low season
- cancelled up to 60 days before arrival in high season
- cancelled up to 80 days before arrival in peak season
Full refund less one night charge for bookings
- cancelled up to 21 days before arrival in low season
- cancelled up to 40 days before arrival in high season
- cancelled up to 60 days before arrival in peak season
No refund for bookings
- cancelled up to 14 days before arrival in low season
- cancelled up to 21 days before arrival in high season
- cancelled up to 30 days before arrival in peak season

Check In and Check Out times.
The check in time is after 2 pm and check out time is before 12 noon.
Late checkouts of up to 5 pm are charged at 50% of the daily rate.
Late checkouts after 5 pm are charged at full daily rate.
